History: Built in 1925, the Dermon Building was designed by prominent Memphis architects Charles O. Pfeil and George Awsumb for the Dave Dermon Company and Dave Dermon Insurance. The ten-story dark brown brick building with Renaissance details in yellow, green and white terra cotta exhibits one of the most colorful uses of glazed architectural terra cotta in Memphis. The building was sold in the 1930s but has retained the Dermon Building name. After the 10-story building was gutted in 2018, the team renovating it sought a 10-year Payment In Lieu of Taxes (PILOT) from the Downtown Memphis Commission’s (DMC) Center City Revenue Finance Corp. This was granted in September 2023, for “refurbishment and transformation” into a 159-room Holiday Inn Express hotel. The project is expected to cost $22.3 million and could be completed in the first quarter of 2025. In 2024 the developers received a $300,000 Tennessee Historic Development Grant from the Tennessee Department of Economic and Community Development.
